Spaces that Honor Miami’s Light, Water, and Community
We are a design-led studio crafting adaptive, code-smart buildings for South Florida’s climate.
From waterfront custom homes to neighborhood mixed-use and hospitality, we unite beauty with
FEMA, Miami-Dade, and Florida Building Code compliance—so projects move smoothly from
concept to certificate of occupancy.
Del Sol Architecture is a Miami-based practice focused on climate-forward design and pragmatic delivery.
Our team blends boutique attention with big-project discipline: clear drawings, proactive code review,
and early coordination with structural, MEP, and civil teams. We use Revit from day one to reduce RFIs
and align the model with energy, glazing, and wind-load strategies relevant to South Florida.
We have hands-on experience with FEMA floodplain requirements, Miami-Dade HVHZ product approvals, and
seawall/king-tide conditions along Biscayne Bay. Whether it’s an adaptive reuse in Little River,
a mid-rise on the mainland, or a careful intervention in a historic Art Deco shell, we design
for longevity, constructability, and the neighborhood’s public realm.

What We Do
Services Built for South Florida Projects
A1
Custom Homes & Coastal Renovations
We design waterfront and near-shore residences that balance view corridors, privacy, and storm resilience.
Our permit sets integrate FEMA elevation data, flood vents, and breakaway construction where applicable.
Expect detailed window/door schedules with Miami-Dade HVHZ approvals and uplift-checked roof systems.
A2
Adaptive Reuse & Mixed-Use
From warehouse conversions to pedestrian-friendly infill, we turn existing shells into viable, energy-aware assets.
We coordinate change-of-use requirements, egress paths, accessibility upgrades, and parking reductions with zoning staff.
Our BIM models aid daylighting studies and façade retrofits that respect the district’s character.
A3
Permitting & Recertification Support
We prepare responsive drawing packages and manage comments through iBuild and CSS portals.
For 40/50-Year Recertification, we collaborate with structural engineers to document repairs and create clear phasing.
Owners receive a punch-list-ready set that accelerates approvals and reduces change orders.

Why Choose Us
What Sets Del Sol Apart
Three edges that consistently de-risk delivery and uplift the final place.
Code-Smart from Concept
We front-load compliance—wind pressures, flood elevations, egress, accessibility—so design intent
survives review cycles. Our early dialogs with municipal reviewers reduce surprises,
keeping budgets and schedules intact.
Constructability in the Details
Drawings show how assemblies actually meet: corrosion-resistant fasteners, sill pan details,
and vapor-open wall sections for humid climates. Contractors get clarity; owners get fewer change orders.
Neighborhood-First Design
Miami’s streets and breezeways matter. We prioritize shade trees, stoops, and ground-floor transparency—
small moves that create safer, more walkable blocks and resilient communities.
Material & Light
Studies from the Desk and Field
We test how materials weather near salt air—selecting finishes that patina with grace rather than fail.
How We Work
A Three-Stage, No-Drama Path
01 — Discovery & Feasibility
We map zoning, setbacks, FAR, flood zones, and utilities, then align your program and budget.
Rapid Revit massing + sunlight/wind notes help select the right strategy before committing to design hours.
02 — Design & Coordination
Schematic options become a coordinated BIM model. We host consultant workshops,
run code and accessibility checks, and preview finishes and assemblies that suit coastal exposure.
03 — Permitting & Delivery
We assemble a precise permit set, respond to reviewer comments, and stay engaged through bidding and CA.
Expect punch-list-ready documentation and quick turnarounds during construction.
